Martin & Martin staff has vast experience in conducting due diligence studies within the Las Vegas Valley, as well as in over 25 states across the nation. The accuracy and completeness of good due diligence is critical in the making of good real estate decisions. It is common knowledge that many more sites are studied than are developed. Our goal in conducting due diligence investigations is to assemble and quantify all data in a manner that will be of value if the project proceeds.
Many of our studies have revealed critical site issues that hinder a possible development. Identifying those issues early allows the team to address the problems long before ground breaking, ultimately saving the developer precious time and money. Our studies often become the project guidance documents that flow from the planning stage through the construction phase.
Our Preliminary Site Engineering reports are typically performed in two stages: Research and Concept Design. In the Research stage, we make use of the internet, telephone, and in-person meetings to gather critical site information. The final reports are delivered in both hard copy and digital format (PDF). In the second stage, Concept Design, we take a client provided site plan and conduct a constraints analysis of the site and prepare a report of our findings. We will often offer an alternative analysis giving the developer our thoughts on time and cost saving adjustments that could be considered. At a minimum the client will be provided with a site grading study, a concept utility plan, site circulation studies, and a project site work cost estimate.
Martin & Martin offers to coordinate and direct other consultants including geotechnical, environmental, etc., through the due diligence stage of your project as needed to ensure a quality product.
